How It Works

How often does an epoxy floor need a maintenance visit?

Most floors benefit from an annual inspection. In Phoenix, scheduling after monsoon season makes sense because tracked-in grit and moisture cause the most topcoat wear during that period. High-traffic commercial or garage floors may need a check every six months.

What happens if I skip maintenance and the base coat fails?

A failed base coat requires full removal of the existing system, surface profiling, and a complete reinstallation. That is a significantly larger scope and cost than a topcoat recoat. Catching wear at the topcoat stage keeps the job straightforward.

Can a recoat be applied over my existing epoxy without removing it?

Yes, if the base coat is still sound and the surface is properly cleaned. The installer checks adhesion during the inspection. Where the base coat has delaminated, those sections need repair before a new topcoat will bond correctly.

What does the written condition report include?

It documents worn zones, any micro-cracks, adhesion status, and specific recoat or repair recommendations. It also records the floor’s condition at the time of the visit, giving you a reference point for future maintenance decisions.

Does Phoenix heat affect how a recoat cures?

Yes. High slab temperatures shorten pot life and can affect how the topcoat levels and bonds. The installer times application to slab temperature, which is why an on-site assessment matters more than a remote quote in Phoenix’s climate.
